Protection for when a property transaction falls through

Buyer Protect is a reimbursement scheme, exclusively from Searches UK, which protects a homebuyer's money up to the value of £2,050 should their property transaction not proceed to completion.
A survey, recently conducted by Searches UK, revealed that 87 per cent of solicitors and conveyancers would recommend this invaluable product to their clients.
With approximately 25 per cent of property transactions failing to complete, it's no wonder that Buyer Protect is becoming more popular with homebuyers, solicitors, and conveyancers.
Buyer Protect covers mortgage broker fees, valuation fees, structural surveys, solicitors' fees, and disbursement costs for homebuyers, to name but a few.
Homebuyers will even be covered if they decide not to proceed with the purchase for reasons such as if the property sustains damage during the period between offer and exchange, or a local authority search highlights that the property is in a flood plain or the land is contaminated. Search Protect
A 'lighter' choice for homebuyers is Search Protect, which in principle works very similarly to Buyer Protect, the main difference being that only search costs are protected up to the value of £300.
Over and above the aforementioned cover, should the property be withdrawn by the vendor, the vendor receives and accepts an offer from another buyer, or the vendor is not legally entitled to sell the property, homebuyers would still be covered by both of these protections.
All clients of Searches UK have both of these schemes available to them; homebuyers must simply request that these products are added to an order, otherwise they will not be covered by this protection.
