Your client has just bought a multi-let office building. Some tenants are holding over under the Landlord and Tenant Act 1954 and there are some voids. One of the tenants has exercised a break clause in its lease of one of the larger units. The planning authority served an enforcement notice six months ago in respect of shop use of the ground floor, which the tenant is still continuing in breach of covenant. You obtained rent authority letters from the vendor on completion and these have been sent to the tenants with notice of the transfer to your client. The client wants to start active management of the building immediately and wants to forfeit the lease of the unauthorised shop on the ground floor. He has found new tenants for the void units which he will let on short leases excluded from security of tenure.
